And before we stick a sign in the yard and hope somebody falls madly in love with your kitchen, there’s some work to do.

Because successfully selling a house isn’t about simply putting it on the market.

It’s about putting it on the market correctly.

🏡 Step 1: Start With the Right Price

This is where everything begins.

And I know what you’re thinking.

“Well, my neighbor sold for…”

Your neighbor’s sale absolutely matters.

But it doesn’t automatically determine what your home is worth.

Your property’s location, condition, size, upgrades, lot, competing inventory and recent comparable sales all play a role.

And then there’s the market itself.

What buyers were willing to pay six months ago isn’t necessarily what they’ll pay today.

That’s why pricing isn’t:

What you paid + what you spent + how much profit you want = list price.

If valuation were that simple, you wouldn’t need me.

You’d need a calculator. 😂

📊 Step 2: Understand Your Competition

When your house goes on the market, it isn’t sitting there by itself.

Buyers are comparing it.

They’re looking at your house.

Then another one.

Then another one.

Then they’re sitting in the car afterward saying:

“Okay, which one did you like?”

Your home is competing for attention, showings and ultimately offers.

That’s why I want to know:

What else is available?

What’s under contract?

What’s recently sold?

How long are comparable properties taking to sell?

Have sellers been making price adjustments?

Your competition helps determine our strategy.

🧹 Step 3: You Probably Don’t Need to Renovate Everything

This is where sellers sometimes panic.

They suddenly see every imperfection they’ve ignored for the last seven years and think:

WE HAVE TO REMODEL THE ENTIRE HOUSE.

No.

Sometimes the smartest preparation is much simpler.

Decluttering.

Touch-up paint.

Cleaning.

Pressure washing.

Landscaping.

Replacing burned-out bulbs.

Handling obvious maintenance.

Making the entrance feel welcoming.

And removing approximately 37 things from the kitchen counters.

You don’t necessarily need a brand-new kitchen.

You need buyers to walk in and see the house, not your stuff.

🔨 Step 4: Fix the Things Buyers Will Notice

There’s a difference between preparing a house and over-improving it.

I don’t want you spending thousands of dollars on something buyers won’t value enough to repay you.

But I also don’t want the buyer walking through thinking:

“If they didn’t fix THAT, what else didn’t they fix?”

Loose handles.

Leaking faucets.

Damaged trim.

Doors that don’t close properly.

Missing switch plates.

Little maintenance items can collectively make a house feel neglected.

One tiny problem usually isn’t the issue.

It’s the story all the tiny problems tell together.

📸 Step 5: Your First Showing Happens Online

This is huge.

Before most buyers ever walk through your front door, they’ve already seen your house on a screen.

Your photography.

Your description.

Your presentation.

Your price.

Your online listing.

That’s your first showing.

And buyers are ruthless scrollers.

They’re sitting on the couch going:

Nope.

Nope.

Maybe.

Nope.

OOOH.

Your goal is to become the OOOH.

That’s why professional presentation isn’t optional in my book.

📱 Step 6: Marketing Is More Than Putting It in the MLS

The MLS is important.

But simply entering a listing and waiting isn’t much of a marketing strategy.

I want buyers to encounter your property where they’re already looking.

That means strong photography, compelling listing copy, online exposure and a launch strategy designed to make the home stand out.

Your home shouldn’t simply be available.

It should be presented.

There’s a difference.

🚪 Step 7: Showings Are Inconvenient

There.

I said it.

😂

You cleaned the house.

Everybody finally left.

The kids didn’t destroy anything.

The dogs have been relocated.

And then the buyer is 25 minutes late.

Welcome to selling a house.

But accessibility matters.

The easier we make it for qualified buyers to see the property, the better opportunity we have to generate interest.

You don’t have to love the inconvenience.

You just need to remember:

We’re trying to get somebody else to love the house.

👃 Step 8: Yes, Smell Matters

You live in your house every day.

Your nose has resigned from active duty.

Buyers notice things you may not.

Pets.

Cooking odors.

Smoke.

Mustiness.

Strong air fresheners.

And please…

We do not need twelve plug-ins fighting each other in every room.

Clean smells better than “Tropical Vanilla Cinnamon Ocean Breeze.”

Every time.

💵 Step 9: An Offer Is More Than a Price

You got an offer!

Fantastic.

Now we’re going to read all of it.

Because the highest number at the top isn’t automatically the strongest offer.

We’ll look at things such as:

Financing.

Earnest money.

Contingencies.

Requested concessions.

Due diligence.

Closing timeline.

Special stipulations.

And anything else affecting your risk or bottom line.

Sometimes Offer A looks better at first glance.

Then you read the contract.

And suddenly…

Offer B starts looking mighty attractive.

🔍 Step 10: Going Under Contract Isn’t the End

Once you accept an offer, we’re not finished.

Depending on the transaction, there may still be inspections, negotiations, appraisal, financing, title work and other contractual requirements before closing.

This is another reason I tell sellers:

Don’t mentally spend the money yet.

We have work to do.

My goal is not simply to get your home under contract.

It’s to get it closed.

📦 Step 11: Start Packing Earlier Than You Think

Nobody listens to this advice.

Everybody thinks:

“We don’t have that much stuff.”

And then they open the hall closet.

Start early.

Donate things.

Throw things away.

Pack what you don’t use regularly.

And for the love of everything holy…

Label the boxes.

Because “miscellaneous” is not a room in your new house.

🔑 Step 12: Closing Day Feels Different When You’re the Seller

Buyers usually walk into closing thinking about beginnings.

Sellers often walk in carrying something else too.

Memories.

Maybe you brought babies home there.

Maybe your kids learned to walk in that hallway.

Maybe the dog wore a path through the backyard.

Maybe Christmas happened in that living room for twenty years.

Selling doesn’t mean those things didn’t matter.

It means the house finished the job you needed it to do.

And now somebody else gets to start their story there.

I’ve always believed there’s a big difference between selling a house and selling a home.

A house has bedrooms.

Bathrooms.

Square footage.

A roof.

A lot.

A market value.

But a home?

That’s different.

A home has Tuesday nights.

Birthdays.

Arguments in the kitchen.

Dogs sleeping where they’re absolutely not supposed to sleep.

Christmas mornings.

Kids growing up.

People coming and going.

Ordinary days you don’t realize you’ll miss until they’re gone.

So when someone asks me to help sell their home, I understand there’s more happening than a transaction.

Yes, we’re going to talk about pricing.

Marketing.

Presentation.

Negotiation.

And strategy.

Because those things matter.

But we’re also closing one chapter so you can start another.
