
There are small towns.
And then there are towns where you might drive through and think:
“Wait…was THAT the town?” 😂
Welcome to Kingston, Georgia.
Kingston sits in northwestern Bartow County between Cartersville and Rome, and it’s exactly the kind of place that can fly completely under the radar when someone begins searching for a home in this area.
But if your version of “home” includes country roads, more space and a genuinely small-town environment?
Don’t overlook Kingston.
📍 Where Is Kingston?
Kingston is located northwest of Cartersville and southeast of Rome.
And that location creates an interesting option for someone whose life isn’t necessarily centered around Atlanta.
If you work in Rome…
Travel regularly toward Cartersville…
Or simply want to live somewhere between the two…
Kingston may make considerably more sense than someone unfamiliar with Bartow County would realize.
This is another reason I keep saying:
Don’t choose a community based solely on its distance from Atlanta.
Not everybody works in Atlanta.
Not everybody wants to go to Atlanta.
Some of us are perfectly content allowing Atlanta to remain exactly where it is.

🏡 What Are Homes Like Around Kingston?
If you’re expecting row after row of giant subdivisions, Kingston probably isn’t what you’re picturing.
Depending on where you search, you may encounter:
Older homes.
Traditional single-family homes.
Larger lots.
Acreage.
Farms.
Wooded properties.
And homes sitting along rural roads rather than inside traditional neighborhoods.
For the buyer who says:
“I don’t need a pool and clubhouse. I need somewhere to park my tractor.”
Well…
Now we’re speaking a different real estate language. 😂
🌳 The Space Is Part of the Appeal
Kingston is one of those areas where the surroundings themselves can become part of what you’re buying.
Maybe you want a garden.
A workshop.
Room for animals.
Space for an RV.
A detached garage.
A little distance from the neighbors.
Or maybe your dream is simply drinking coffee on the porch without hearing somebody else’s leaf blower at 7:02 Saturday morning.
I support this dream.

But—as with White and Taylorsville—the more rural the property, the more important it becomes to understand exactly what comes with it.
📜 Kingston Has a LOT of History for Such a Small Place
Here’s where Kingston gets really interesting.
This tiny community played a role in Georgia’s Civil War and railroad history.
Kingston developed along the railroad in the 1800s and became an important transportation point during the Civil War.
The area also has connections to the Great Locomotive Chase, one of the more famous episodes of the war’s railroad history.
So while Kingston may look quiet today…
it hasn’t always been.
And I love that about these smaller Bartow communities.
You can be driving along a peaceful country road without realizing you’re passing places connected to events that happened more than 150 years ago.
❤️ There’s Also African American History Here
While researching Bartow County’s African American Heritage Trail, Kingston was one of the communities that stood out to me.
The trail preserves stories and sites throughout the Kingston area connected to African American families and communities whose history is part of the larger Bartow County story.
That’s another reason I don’t want these community guides to simply become:
Homes. Commute. Grocery store. Done.
A place is more than that.
Understanding where we live also means understanding the people who were here before us and the communities they built.
🚗 What About Commuting?
This is where Kingston is going to make perfect sense for some buyers and absolutely no sense for others.
If your daily life revolves around Rome or Cartersville, the location may be worth considering.
If you’re commuting into Atlanta every day?
That’s a very different conversation.
And this is why I don’t believe in saying:
“Kingston is a great place to live!”
as though there’s one answer for everyone.
A location is only great if it works for your life.
Before buying, drive your actual commute at the time you’d normally make it.
Because there’s a substantial difference between:
“Google says it’s 42 miles.”
and
“I have now personally experienced those 42 miles at 7:15 AM.”

🛒 Expect to Drive for Some Things
Kingston is small.
Very small.
If having dozens of restaurants, stores and services within a few minutes of your house is important to you, this may not be your match.
You’ll likely travel toward Cartersville, Rome or another nearby community for many everyday needs.
For some people?
No big deal.
They’d trade a longer grocery-store run for space and quiet without thinking twice.
For others?
Finding out Target isn’t around the corner may cause an existential crisis.

Know thyself.
🌐 Rural Property Rule #1: CHECK THE INTERNET
Yep.
I’m saying it again.
And I’m going to keep saying it.
If you work from home, homeschool, stream everything or have teenagers who may revolt without Wi-Fi…
verify internet service at the exact property address.
Not:
“My cousin lives down that road and she has internet.”
Nope.
The exact address.
Rural broadband availability can vary property by property.
This is not something you want to discover while unpacking your computer after closing.
🚰 Rural Property Rule #2: Understand Your Utilities
Depending on the property, you may encounter:
Well water.
Septic systems.
Propane.
Different trash arrangements.
Private roads.
Shared driveways.
Or other things that may be completely unfamiliar if you’ve always lived in a subdivision.
None of these things automatically make a property bad.
They simply mean:
Ask questions.
Understand maintenance.
Understand costs.
Understand responsibilities.
Then decide whether you’re comfortable with them.
🐓 And If You’re Buying Land Because You Have PLANS…
Ohhhh, this one matters.
Maybe you’ve decided your next chapter includes:
Chickens.
Goats.
Horses.
A giant garden.
A workshop.
An RV.
A home business.
An accessory building.
Or apparently an entire homestead because TikTok convinced you that you’re ready to churn butter.

Before buying:
Verify that the property actually allows what you’re planning to do.
Zoning.
Deed restrictions.
Easements.
HOA restrictions, if applicable.
Property characteristics.
Don’t buy the dream first and investigate the rules later.
🎓 Schools? Verify the Address.
Same rule as every other community guide:
If school assignment matters to your decision, verify current attendance zones using the specific property address with the appropriate school system.
Don’t assume based on the city name or mailing address.
Bartow County is exactly the kind of place where mailing addresses and actual location can confuse people unfamiliar with the area.
Verify first.
🏡 Kingston vs. Cartersville
These are VERY different lifestyles.
Cartersville offers:
More restaurants.
More shopping.
Medical services.
Museums.
Events.
A larger downtown.
Kingston offers something else:
Quiet. Space. Rural surroundings. A tiny community. And proximity to both Cartersville and Rome.
Neither is universally better.
They’re simply different answers to the question:
“How do you want to live?”
🚘 Spend Time Here Before Buying
If Kingston shows up in your home search, go explore it.
Don’t just follow your GPS directly to the house and then immediately leave.
Drive around.
Head toward Rome.
Drive toward Cartersville.
See where you’d shop.
Try the commute.
Explore the rural roads.
Pay attention to cell service.
Figure out whether the quiet feels peaceful…
or inconvenient.
That’s a very personal distinction.

I think Kingston perfectly illustrates why I wanted to create individual guides for every part of Bartow County.
Because if someone searches online for places to live around here, the biggest communities naturally dominate the conversation.
But sometimes the right place for you isn’t the place everyone is talking about.
Maybe you don’t want more restaurants.
Maybe you don’t want a giant neighborhood.
Maybe you don’t need to be five minutes from everything.
Maybe what you’re actually looking for is:
A little land.
A country road.
A quieter pace.
And enough porch between you and the rest of the world to breathe.
If that’s the life you’re picturing…
don’t skip over the little towns on the map. ❤️
